Frequently asked questions

Where do the 69% occupancy and USD 135 per night come from?

They are the assumptions in the Universo Salado developer's return sheet for a two-bedroom apartment in White Sands. They serve as a reference to compare projects on the same footing. For another area or product, replace them with data for that area.

What is a management commission “on profit”?

The manager takes a percentage of what is left after operating costs, HOA and reserve fund, not of gross income. At the 25% reference, the owner keeps 75% of the operating profit.

Why is construction appreciation 15% here and 20-25% in the appreciation calculator?

Two tools, two criteria: this sheet replicates the developer's model, which uses a conservative 15% until delivery; the appreciation calculator starts from the 20-25% commercial range. The field is editable in both.

Does it include taxes, closing costs and financing?

No. It does not deduct closing costs, IPI or income tax, and it assumes no financing. If the project holds CONFOTUR status, the CONFOTUR savings calculator estimates those exemptions.
